Rear extension and loft conversion to a semi-detached house in Somerset Avenue, Chessington

A Certificate of Lawful Development has been granted by Kingston Borough Council for proposals to this semi-detached house in Somerset Avenue, Chessington.

The erection of a single-storey rear extension, hip to gable roof extension and rear dormer extension to facilitate a loft conversion falls within the parameters of permitted development as set out under Schedule 2, Part 1, Class A and B of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).

Following the demolition of a conservatory, accommodation on the ground floor will include a considerably enlarged open plan kitchen diner with a run of bi-folding doors opening out on to a new patio and the rear garden.  A carefully designed loft stair avoids disruption and loss of bedroom space at first floor level and the re-working of the roof allows for a spacious bedroom and bathroom as well as ample storage space in the loft.

The development permitted by Part 1 of Schedule 2 of the Order is subject to the condition that the loft stair window in the new gable end flank wall which will face the adjoining property must be fitted with obscure glass of no less than obscurity level 3 and non-openable.  This condition is to protect the privacy of the occupants of the adjoining property (no.77).
